Policies of Hill Farm

  • Deposits:  All reservations require the first night + tax taken as a deposit at the time of booking.

  • Cancellations:  All reservations booked at our Best Available Rate are fully refundable if canceled up to 14 days prior to arrival.  All reservations booked with a promotional rate are fully refundable if canceled up to 30 days prior to arrival.  Non-refundable reservations may be transferred to other guests but cannot be transferred to other dates or refunded.

  • Pets: We do not allow dogs in the Main Inn building or the 1790 House.  We do allow dogs in the cottages and the River House at an additional $100 pet fee.  Dogs must be on a leash and always accompanied by the owner.  Please keep in mind we are on a farm-there are other animals and potentially hazardous features.  Please remember to clean up after your pet.

  • Barn Cats:  Hill Farm has 2 barn cats, Maple & Tiger, who, while adorable, are not permitted inside the Inn, 1790 House or cottages.  They have a cozy home in the barn.

  • Alpacas:  Guests are not permitted to enter the alpaca pasture or adjacent barn.  It is also important that you do not feed them your own food.

  • Children:  Children under the age of 12 must be supervised at all times and are not permitted to use the exercise equipment or hot tub.  

  • Smoking:  Hill Farm is a non-smoking property.  We ask our guests to please respect our strict ‘no smoking’ policy across the entire campus.  There is a $250 fine for violation of this policy.

  • Alcoholic Beverages:  As stipulated by Vermont state law, outside alcohol may not be consumed on our licensed property.  Alcoholic beverages can be purchased at our full-service Restaurant & Bar or Inn bar on-site.  There is a $250 fine associated with violation of this regulation.
